About Us

Ed Francis Swauger—the “Francis” in Francis Taylor Properties—is an entrepreneur at heart who believes work should be both rewarding and enjoyable. His drive emerged early when he turned a high school painting job into a business that helped pay his way through college. After earning his business degree from Michigan State University, Ed spent 20 years excelling in the business software industry before bringing his ability to see the “bigger picture” to real estate in 2002.

Since then, Ed has built a reputation as a knowledgeable and highly accomplished real estate professional. He has been recognized numerous times for his success, most recently being named among the top 10% of REALTORS® in San Diego County and receiving the R.E.A.L. Award in 2025.

Together with his wife, Susan, Ed has spent more than 20 years growing Francis Taylor Properties into a trusted, family-owned real estate and property management company. They have written over 4,000 leases and closed more than 300 real estate transactions—building a business that is truly an extension of their family.

Susan, aka the Taylor in "Francis Taylor" is one our founders and owners. With a background in Insurance, Human Resources and Interior Design, Susan oversaw all accounting, general oversight, compliance, project management, design consultations with contractors and project management in the early years of Francis Taylor. Her experience and education has given Susan a deep understanding of Property Management and all of the checks and balances that go on behind the scenes.

Since bringing on other team members, Susan has shifted her focus into the administrative duties required for our brokerage, serving as head of accounting, and providing design consultations on an as-needed basis. Susan strives to provide high-level accounting services to owners and vendors alike. She works hard to ensure owner statements are accurate and timely while also coordinating on-time payments for our valued vendors.

Alison Eads Scott has been with Francis Taylor Properties for 5 years. She is an accomplished Property Manager with 13 years of residential property management experience. Alison’s main focus is delivering excellent customer service with Property Owners, Vendors, and Tenants. She has provided management services to a variety of different property types while utilizing her strengths: being a problem solver, and an effective communicator.

Freddie is a San Diego native who grew up in the Carlsbad and Oceanside areas. He graduated from Azusa Pacific University in 2016 with a degree in Sociology and Leadership. Freddie moved to Colorado in 2017 where he worked as a special education teacher and case manager for ~5 years. He moved home to San Diego in June 2021 when he joined Francis Taylor Properties.

Since joining Francis Taylor, Freddie has worn many hats including involvement in numerous real estate transactions, supporting companywide marketing efforts, fine-tuning of internal systems and processes, and all various property managerial duties. Now, with his focus on overseeing the Leasing Department and Tenant Relations, Freddie works to use his strengths in communication, problem solving and strong work ethic to provide quick and effective property management services to both tenants and owners alike.

Katie Swauger joined Francis Taylor Properties in October 2024 as the company’s Marketing & Executive Assistant. After earning her Master of Science in Speech-Language Pathology from California Baptist University, Katie began her career as a speech-language pathologist before leaving healthcare to bring her communication skills, creativity, and attention to detail to the family business.

As the daughter of founders Ed and Susan Swauger, Katie grew up with a firsthand understanding of the care and commitment behind Francis Taylor Properties. Today, she supports the company’s marketing, business development, client onboarding, and day-to-day operations. She also provides project management for both real estate and property management transactions, helping coordinate the many details, timelines, and parties involved. Katie especially enjoys helping property owners feel informed and confident as they begin working with the Francis Taylor team. She is also a licensed REALTOR representing both buyers & sellers as well as an active member of the National Association of Residential Property Managers (NARPM)

A lifelong San Diego County resident who grew up in Escondido, Katie has deep roots in the community Francis Taylor Properties serves. Outside of work, she enjoys ceramics, reading, and catering to the ever-changing demands of her cat, Miso.
